QUESTIONS WE ARE GOING TO ASK YOU

(This will give you good information on what an informed REALTORŪ will ask when making a decision about listing your home as a short sale)

 

1. Do you understand what a short sale is?

2. Will you follow through with attorney recommendations?

3. Have you looked into the alternatives to a short sale and researched your options?

4. Do you understand and have you come to terms with the potential credit, tax and personal liabilities?

5. Have you contacted your lender and discussed all options?

6. Will you keep us informed of lender communications?

7. Do you have a hardship?

8. Do you have assets?  If yes, are you willing to use them towards any potential lender request?

9. Are you current with HOA dues (if applicable)?  If no, are you able to come, and remain, current?

10. Do you have realistic expectations of the current market?

11. Do you understand how long a short sale may take?

12. Are you prepared to move forward and sign all necessary authorization forms so your REALTORŪ can discuss your loan with your lender?

13. Are you prepared to provide all necessary documents required to make the request of your lender for a short sale?

14. Are you prepared to show the property when it is convenient for a buyer?  This could mean evenings and weekends.

15. Are you willing to do what is necessary so that the property shows well?

16. Are you prepared to vacate the property in a timely manner once the lender approves the short sale and escrow begins? (We've seen lenders agree to a short sale as long as escrow closes within 2 weeks!)
